The Kallang Close GLS Tender Process
The Kallang Close site was released for public tender under the Government Land Sales (GLS) Programme on 8 December 2025, offering a 99-year leasehold residential site in one of Singapore's most promising city-fringe locations. Positioned along the Kallang River and close to Kallang MRT and Bendemeer MRT, the site attracted considerable attention from established developers due to its excellent connectivity and the long-term transformation planned for the surrounding precinct.

The tender officially closed on 7 April 2026, receiving four competitive bids from some of Singapore's leading property developers. Following the evaluation process, the Urban Redevelopment Authority (URA) awarded the site to Frasers Property Phoenix Pte. Ltd. and MJR Investment Pte. Ltd., a subsidiary of Mitsubishi Estate, based on the highest bid of S$610.75 million, equivalent to S$1,415 per square foot per plot ratio (psf ppr). Notably, the winning bid exceeded the second-highest offer by only 0.7%, reflecting the strong confidence developers had in the site's long-term potential.

The approximately 11,456.3 sqm site is expected to accommodate around 470 private residential units, together with a childcare centre. As the first private residential GLS site introduced in the Boon Keng, Kallang Bahru and Kampong Bugis precincts in more than a decade, the development is well positioned to benefit from the ongoing rejuvenation of the Kallang Alive precinct, the future Kampong Bugis waterfront neighbourhood and enhancements along the Kallang River corridor.
